New York, NY — Blood Manor, a 10,000-square-foot haunted house in a Tribeca building on Broadway, opens its 2026 season on Friday, October 2, and runs 22 nights through November 7. Tickets start at $50, and for $350, Blood Manor will put you in makeup and costume and send you in as one of its scare actors.

How Scary Is Blood Manor, and How Long Does It Take?
Blood Manor is a walk-through haunted house: about 10,000 square feet of themed rooms, corridors, and a labyrinth of passageways, walked on foot in groups of about six. If you make it all the way through, it takes about 20 minutes. The 2026 season’s tagline is “Blood Will Spill.”
The cast is trained not to touch guests, and guests can’t touch the actors, props, or decorations. Anyone who does is removed by security with no refund. If it gets to be too much, cast members can direct you to an emergency exit, but there’s no refund for leaving early either.
Jimmy Fallon took Kevin Hart through Blood Manor for a Tonight Show sketch that aired October 13, 2016. With cameras strapped to their chests, they ran into a killer armed with a chainsaw and an undead creature feasting on another victim, and Hart lost it in the final room, a blacklight-lit graffiti alley. Blood Manor’s homepage still quotes him: “If at any point I look afraid…I’m an actor.” The haunt adds that he said it after screaming on camera for 4 minutes and 25 seconds.
On its ticket page, Blood Manor averages 4.4 out of 5 from 362 reviews. One guest from October 2025 wrote, “The actors did such a good job! The decorations were very well done. It was just the right amount of scary!”
Be a Blood Manor Scare Actor for a Night
The $350 ticket is Blood Manor’s Scare Actor Academy Experience. You get professional makeup and a costume, join what Blood Manor calls its Scare Team, and learn the tricks of the trade, from playing a terrifying character to landing a scare, before you work the night scaring other guests. It’s one ticket per person, and you arrive 90 minutes before the event to get ready.

Who Owns Blood Manor, and the Building’s Civil War History
Jim Lorenzo is Blood Manor’s co-founder and owner, and the haunt has been running for more than 20 years. It has had three homes in New York, and the current one is 359 Broadway in Tribeca.
That building is where Civil War photographer Mathew Brady leased the top floors for his studio and photographic gallery in 1853. In the late 1980s, its owners planned to demolish it, and in December 1989 the city’s Landmarks Preservation Commission held hearings on making it an individual landmark. The landmark status held up in court, and the building was saved. Blood Manor’s backstory turns the Brady years into a ghost story, with soldiers’ faces melting in photographs developed on the third floor.
In 2024, Blood Manor announced a second location on the fifth floor of Stamford Town Center in Connecticut, opening October 4 that year. Its 2026 calendar and ticket page list only the Tribeca location.

Blood Manor Tickets and Prices
- General Admission, $50 plus a $4.66 booking fee, good for one half-hour entry slot.
- R.I.P. Express Entry, $75 plus a $6.54 booking fee. Arrive any time during that night’s hours and enter from a separate line with shorter waits.
- Scare Actor Experience, $350 plus a $27.16 booking fee. It includes admission, plus the makeup and costume to work the night as one of the scare actors.
Arrive during the half-hour slot on your ticket. If you’re late, Blood Manor puts you in the next slot with room, which isn’t always the next one, and if you’re early, you wait for your slot. R.I.P. Express tickets have no time restriction.
Blood Manor sells a limited number of general admission tickets at the door each night, and it prefers you print online tickets, though a phone works. Students get $10 off with a valid student ID on student nights, on tickets bought at the door. Groups of 15 or more get $5 off per person for 6 p.m. to 9:30 p.m. entry and $10 off per person for 10 p.m. entry and later, booked in advance by email at [email protected]. All sales are final unless the event is canceled, postponed or rescheduled.

Blood Manor’s calendar marks nine October student nights, and its ticket page adds November 6 and 7.
Halloween night, Saturday, October 31, runs 6 p.m. to 1 a.m., and its final entry slot, which lasts an hour, starts at 11:59 p.m. The last three nights of the run, November 1, 6 and 7, are Blood Manor’s Lights Out Nights.
On Tuesday, October 27, from 7 p.m. to 9 p.m., Blood Manor holds the fourth annual Hallowscream, a charity event from Z100’s Danielle Monaro, with proceeds going to St. Jude Children’s Research Hospital in honor of Joey Lorenzo. Blood Manor also takes donations on its St. Jude fundraising page.

Blood Manor Rules, Age Limits, and What to Wear
- Ages. Blood Manor isn’t recommended for kids under 14, and anyone under 14 needs a parent or guardian. There are no refunds once you’ve gone in.
- Skip the white clothes. Performers and props carry makeup and stage blood. It’s water soluble, but Blood Manor recommends not wearing white or expensive clothing.
- Health warnings. Blood Manor isn’t recommended for people with heart or back problems, pregnant guests, people prone to seizures, or anyone whose condition gets worse with fear, anxiety, or flashing lights.
- No food, drinks, smoking, or vaping inside.
- Accessibility. Blood Manor is ADA compliant.
